Who we usually help here
Madison County is a college county with a long I-75 commute attached. Our Richmond and Berea conversations tend to fall into three groups:
- EKU students and parents. Students moving into apartments and rental houses near Eastern Kentucky University often ask whether a parent's homeowners policy covers their things, or whether they need their own renters policy. The answer depends on the policy and where the student lives, so we review it with you.
- I-75 commuters. A lot of Richmond and Berea residents drive I-75 into Lexington every day, across the Kentucky River at Clays Ferry. Daily highway mileage matters when we compare auto options.
- Homeowners and renters. From newer neighborhoods off the Eastern Bypass to older homes around downtown Richmond and Berea, plus rural homes in the south and east of the county.

A short renters checklist
Whether you need your own renters policy depends on your situation. These steps help you find out.
- Make a quick list or video of what you own: laptop, TV, bike, furniture, clothes.
- Ask your landlord what their policy covers. It typically covers the building, not your belongings or your liability.
- Parents: check with us whether your homeowners policy extends to a student living away from home, and how much.
- Roommates: most carriers want each roommate on their own policy unless you are related.
- If you have a car on campus, make sure the garaging address on your auto policy is correct.
Students at Berea College and EKU, and young professionals renting in Richmond, can start an online quote or text us questions.
Driving in from Madison County
Get on I-75 North
From Richmond, take the Eastern Bypass or Lexington Rd to I-75 North. From Berea, get on at Exit 76 or 77.
Cross Clays Ferry
I-75 crosses the Kentucky River into Fayette County. This bridge is where commute backups usually happen, so allow a few extra minutes at rush hour.
Exit 110, Winchester Rd
Stay on I-75 North into Lexington and take Exit 110 for Winchester Rd (US-60). Turn left toward Lexington.
Turn on Executive Dr
Executive Drive is about half a mile on the right. We're at 2240 Executive Dr, Ste 103. Call ahead so we're ready for you.
Typical drive: about 25–30 minutes from Richmond, about 40 minutes from Berea, more in heavy traffic.
Things worth knowing in Madison County
Rural property
Homes outside Richmond and Berea may be farther from a fire hydrant or station, and that can affect which carriers will write a policy. We'll ask about it when we quote.
Kentucky River and creek land
Property near the Kentucky River on the county's northern edge, or along local creeks, may be in a mapped flood zone. Flood is generally excluded from standard home policies, so check the FEMA map and ask us about separate flood options.
Older homes
Older homes around downtown Richmond and Berea can have older wiring, roofs or plumbing. Knowing those details up front avoids surprises later.
Multiple drivers
Households with a commuter, a student and a teen driver can get complicated. We'll lay out the options before you add or remove anyone.
