Buying your first place — whether a house near the Florida Gulf Coast or a starter home in Lexington — usually comes with a stack of papers and a lender asking for “proof of insurance.” That proof matters. It is not the whole story of what protects you.

Myth: “Homeowners is full coverage.”

Liability

Loss of use (also called additional living expenses) — helps with hotel or similar costs if a covered loss makes the home unlivable for a while.

Lender requirements vs. what actually protects you

Your mortgage lender typically requires dwelling coverage at least high enough to protect the loan. That is a floor, not a personal plan.

  • Lender checklist — often focuses on the structure and keeping the policy active through closing and beyond.
  • Your checklist — belongings limits that match what you own, liability that protects savings, deductibles you can actually pay, and extras that matter where you live (wind, flood, water backup, and more).
Everyday example

You close with the minimum dwelling the bank asked for, but your liability limit is low and you skipped add-ons common on the Gulf Coast. The lender is satisfied. A guest injury or a sewer backup later is still your problem — not the bank’s.

Deductibles (including hurricane / wind in Florida)

A deductible is what you pay first on a covered claim before the policy pays. Higher deductibles often mean lower premiums — only raise them to an amount you could write without panic.

Florida Gulf Coast note: many policies use a separate hurricane or wind deductible, sometimes shown as a percentage of the dwelling limit (not a flat dollar amount).
