Shopping for homeowners insurance in Central Florida? Asshield™ is an independent agency, so we compare multiple carriers for your home instead of offering one company's policy. This page covers what's different about insuring a home between the coasts, from Orlando and Kissimmee to Lakeland, Ocala, and Clermont.
How we serve Central Florida: We don't have a Central Florida office. Asshield™ is a licensed Florida agency, and we quote and service Central Florida clients by phone, text, and online from our Fort Walton Beach office at 139 Beal Pkwy SE, Suite 203, Fort Walton Beach, FL 32548, (850) 684-0164.
Inland doesn't mean low risk
Hurricanes lose strength over land, but they don't stop at the coast. Storms such as Ian in 2022 and Milton in 2024 brought damaging wind and heavy rain well inland. That's why Florida homeowners policies generally carry a separate hurricane deductible, often a percentage of the dwelling limit, even for homes far from the beach. When you compare quotes, compare the hurricane deductible and the all-other-perils deductible, not just the premium.
Roof age, four-point inspections, and wind mitigation
Roof age is one of the first things Florida carriers ask about. Older roofs can limit which carriers will quote, or lead to roof-payment schedules or actual-cash-value terms on the roof. Older homes are often asked for a four-point inspection (roof, electrical, plumbing, and HVAC). A wind mitigation inspection documents features such as roof shape, roof-to-wall connections, and opening protection, and carriers in Florida apply credits for qualifying features. Have both reports ready if you have them.
Older homes vs. newer builds
Central Florida has both. Around Orlando, older neighborhoods such as College Park and Winter Park have homes from the early and mid-1900s, where carriers ask about wiring, plumbing, and roof updates. Newer communities in Lake Nona, Horizon West, and Clermont were built to more recent Florida Building Code standards, which often answers those questions more easily. Carriers can treat the two very differently, so give us the year built and update years.
Sinkholes vs. catastrophic ground cover collapse
This matters most in Polk, Hillsborough, Pasco, Hernando, and nearby counties. Under Florida law (s. 627.706, F.S.), every property insurer must cover catastrophic ground cover collapse, which has a narrow definition: an abrupt collapse, a visible depression, structural damage including the foundation, and the home being condemned and ordered vacated. Settling or cracking alone doesn't qualify.
Broader sinkhole coverage is separate. Insurers must make it available for an additional premium, may require an inspection first, and may apply a sinkhole deductible of 1, 2, 5, or 10 percent of the dwelling limit. If you live in a sinkhole-prone area of Polk or Hillsborough, ask us to quote it both ways.
Citizens and takeout offers
Citizens Property Insurance is Florida's insurer of last resort, and many Central Florida homeowners are insured there. Citizens policyholders may receive "takeout" offers from private carriers, and Citizens now requires most personal residential policies with wind coverage to carry flood insurance under a phase-in that reaches all such policies on January 1, 2027 (Citizens flood requirement). We'll compare a private-market option alongside Citizens and explain the differences in coverage and deductibles.
Pools, screen enclosures, and outbuildings
Screen enclosures, pool cages, and carports are common in Central Florida and are often limited or excluded for hurricane damage unless endorsed. Pools bring liability questions too. Ask how each quote treats them.
Mobile and manufactured homes in Polk and Lake
Polk and Lake counties have many manufactured-home communities. These homes usually need a separate policy form, and carriers ask about the year built, tie-downs, and whether the land is owned or leased. See our Florida mobile home insurance guide.
Areas within Central Florida
Orlando, Kissimmee, and Clermont
Lots of new construction, HOA communities, and investment homes near the parks. Short-term rental use around Kissimmee needs the right policy form; see short-term rental insurance.
Tampa and Brandon
Tampa homes face storm surge and flood-zone questions closer to the bay, while Brandon and Riverview are mostly newer subdivisions. See our dedicated Tampa Bay home, condo & flood insurance page.
Lakeland and Winter Haven
Lakes, older block homes, manufactured-home communities, and sinkhole questions. Ask about sinkhole coverage options.
Ocala and Marion County
Rural acreage, horse farms, and retirement communities. Farm property and barns usually need a farm policy or endorsements.
Flood in Central Florida
Homeowners policies exclude flood. Heavy summer rain and tropical storms can flood neighborhoods around Orlando's lakes and low-lying areas far from any coast. See flood insurance in Central Florida, and for the coast, Tampa Bay home, condo & flood insurance.

Questions we hear
Is homeowners insurance cheaper in Central Florida?
It depends on the home, roof, location, and carrier. Inland homes can face less surge risk, but hurricane wind, sinkholes, and roof age still drive price. Comparing several carriers for your address is the only reliable way to know.
Do Central Florida homes need a hurricane deductible?
Florida homeowners policies generally include a separate hurricane deductible, including inland. Compare it on every quote.
Does homeowners insurance cover sinkholes in Florida?
Florida insurers must cover catastrophic ground cover collapse, which is narrowly defined. Broader sinkhole coverage is offered for an additional premium and may require an inspection.
