Who we insure

Short-Term Rental Insurance

Coverage built for vacation rentals — the building, your furnishings, guest liability, and lost bookings — instead of a homeowners policy that may exclude rental use.

Many homeowners policies exclude or limit coverage when a home is rented to guests on a short-term basis. Platform host protections can help but are not a substitute for a policy written for the way you use the property.

From Destin and Santa Rosa Beach to Panama City Beach and rental markets across the states we serve, we look at dwelling and landlord policies that allow short-term rental use, specialty short-term rental programs, and the liability, wind, and flood pieces that go with them. Short-term rentals are a core part of our book, from one beach condo to multi-unit portfolios in any of the 12 states we serve.

Real-world scenario

A guest at a Santa Rosa Beach rental slips on wet pool steps and breaks an ankle. The host’s short-term rental liability coverage pays the medical bills and defends the claim — something the host’s previous homeowners policy would likely have excluded for rental activity.

Where we see it locally

On the Emerald Coast, short-term rentals are a major part of the economy and of our property conversations. Expect questions about wind mitigation, flood zones, roof age, and how many nights the property is rented. Also see rental property insurance for long-term rentals.

FAQ

Short-Term Rental Hosts insurance questions

Does my homeowners policy cover Airbnb or VRBO guests?

Often not, or only in a limited way. Many homeowners policies exclude business or rental activity. Tell us how often you rent and we will review your options.

Isn’t platform host protection enough?

Platform programs can help, but they have limits, conditions, and exclusions, and they are not a substitute for your own policy.

Do I need a commercial policy for one rental?

Not necessarily. Some dwelling and landlord policies allow short-term rental use with the right endorsement. Others require a specialty STR policy. It depends on how you operate.

How does hurricane coverage work for rentals on the Gulf Coast?

Coastal policies often have a separate hurricane deductible, and some exclude wind so it must be placed separately. Flood needs its own policy.

Do you insure multiple rentals or properties outside Florida?

Yes. We insure single short-term rentals and multi-unit portfolios across all 12 states we serve, and we can often coordinate them on fewer policies with aligned renewal dates.

Does short-term rental insurance cover lost bookings?

Loss of rental income or fair rental value coverage can replace rent lost while the property is repaired after a covered loss. It generally does not cover cancellations for other reasons.

Tell us about your business once. We shop multiple carriers, explain the trade-offs in plain English, and handle certificates, audits, and renewals after you bind.

Educational only — not a policy, quote, or coverage guarantee. Coverage, eligibility, and carrier availability vary by state, class of business, and underwriting. Policy language controls. Talk with a licensed Asshield agent about your situation.
