Condo insurance (HO-6)

Walls-in coverage, loss assessment, and hurricane deductibles for condo owners in Destin, Fort Walton Beach, 30A, and Lexington, compared across carriers.

Condo insurance, usually called an HO-6 or unit-owner policy, fills the gap between what your association insures and what you own. Asshield™ is an independent agency in Fort Walton Beach and Lexington, so we compare HO-6 insurance from several carriers and match it to your building's master policy.

Condo insurance carriers we compare

Carriers we compare for these lines include Liberty Mutual, Progressive, GEICO, and Travelers. State availability varies, so we confirm which ones can quote you. Some carriers limit how many units they write in one building or along the coast, and we'll tell you who can quote yours.

HO-6 vs. the HOA master policy

Your condominium association carries a master policy on the building. What it covers depends on its form and your condo documents:

  • Bare walls: the master covers the structure, and you insure nearly everything inside the unit, including drywall, flooring, cabinets, and fixtures.
  • Single entity / original specifications: the master covers the unit as originally built; you insure upgrades and your belongings.
  • All-in: the master covers more of the interior, including some improvements. You still need your own coverage for belongings and liability.

Ask the association or manager for the master policy's declarations and deductibles, then we'll set the HO-6 to fit.

What an HO-6 usually covers

  • Dwelling / walls-in coverage for interior finishes, improvements, and betterments.
  • Personal property for furniture, clothes, and electronics.
  • Loss of use if a covered loss makes the unit unlivable.
  • Personal liability for injuries or damage you're responsible for, including water that leaks into a neighbor's unit.
  • Loss assessment for your share of a covered loss the association passes on to owners.

Loss assessment and Florida condos

If the master policy has a large deductible, or a loss exceeds its limits, the association may assess owners. Florida law requires unit-owner policies to include at least some loss assessment coverage (s. 627.714, F.S.), and you can usually buy more. Whether it responds to a hurricane deductible assessment depends on the policy wording, so ask before storm season.

Hurricane deductibles for Destin, Fort Walton Beach, and 30A condos

Florida HO-6 policies generally include a separate hurricane deductible, often a percentage of the coverage amount. The master policy will have its own, usually much larger. We line up both so you know what you'd owe after a named storm. Wind-driven rain, flood, and storm surge are separate questions: flood isn't covered by an HO-6, and units on the ground floor or in surge areas may need their own flood policy. See condo flood insurance on the Panhandle. See our Panhandle home & wind insurance guide.

Security First condo (HO-6) in Florida

Security First Insurance Company, one of the Florida carriers we quote, offers a Condo (HO-6) policy. In Security First's words, "Your condo association usually has insurance coverage for the building's exterior, although not for your contents inside" (Security First condo insurance). Its HO-6 lists long-term and short-term rentals, Airbnb, and VRBO as eligible with a two-night minimum stay; condotels are excluded. It doesn't include flood.

Ask us for a Security First quote. We'll put competitive options from Security First and other carriers we compare, including Liberty Mutual, Progressive, GEICO, and Travelers, side by side. See our Security First page.

Subject to Security First Insurance Company underwriting. Coverage, eligibility and rates depend on Security First's underwriting and policy terms. Asshield™ is an independent agency, not Security First Insurance Company.

Rental and seasonal condo units

Many Destin, Okaloosa Island, and 30A condos are rented by the week or held as second homes. A standard HO-6 assumes you live there. If you rent it out, short-term or long-term, the policy may need a rental endorsement or a different form, and liability for guests becomes a bigger question. Vacant or seasonal units can also face conditions on water damage and freezing. Tell us exactly how the unit is used. Hosts can also see short-term rental insurance.

Condo insurance in Lexington, KY

Lexington condos range from downtown lofts and units near the University of Kentucky to townhome communities across Fayette County. The usual questions: bare-walls vs. original-spec master policies, water backup in lower units, and the association's wind/hail deductible. Many parents also buy condos for UK students; whether the unit is owner-occupied or rented changes the form. See Lexington home insurance.

Ways to lower your condo insurance premium

  • Match walls-in coverage to the master policy instead of doubling up.
  • Choose deductibles you could pay, including the hurricane or wind/hail deductible.
  • Ask about protective-device credits such as alarms and water-leak sensors.
  • Bundle with car insurance when it comes out ahead.
  • Compare several carriers for the same coverage.

Questions we hear

What is HO-6 insurance?

HO-6 is the unit-owner policy for condo owners. It covers your interior, belongings, liability, and loss assessments, filling in around the association's master policy.

Does the condo association's policy cover my unit?

Partly. It depends on whether the master policy is bare walls, original specifications, or all-in, and on your condo documents. Ask for the master policy summary.

Do Florida condo policies have a hurricane deductible?

Florida HO-6 policies generally include a separate hurricane deductible, and the master policy has its own. Loss assessment coverage may help with assessments, depending on the wording.

Can I rent out my condo on an HO-6?

A standard HO-6 assumes owner occupancy. Renting the unit usually needs an endorsement or a different form, so tell us how it's used.

Educational only — not a quote, not legal advice, and not a coverage guarantee. Coverage, eligibility, and pricing are set by each carrier and vary by ZIP, property or driver details, and underwriting. Talk with a licensed Asshield™ agent about what fits your situation.
